ACE Power can work with you to assess your lighting needs and design a lighting system that is efficient and effective.

To obtain an outdoor light, the property owner must complete and sign an Outdoor Lighting Contract.

If a pole is required to hang the light, a $5 monthly pole fee will be added to the cost of the light. A 48-month contract will apply to the light and pole charge.

To become more energy efficient, track your energy use as part of your normal accounting system. You’ll see savings opportunities, problem areas, and the results of your efficiency efforts.

Lighting

• Wherever it’s feasible, switch from incandescent bulbs to compact fluorescent bulbs.
• If possible, switch to LEDs. Low-powered LEDs have been used for years to illuminate buttons on stereos and computers, but newer, high-powered LEDs can be used in place of a broad range of standard lighting fixtures.
• Switch from magnetic ballasted T-12 fluorescent lamps to electronically ballasted T-8 lamps. Electronic ballasts use high-frequency, solid-state circuitry instead of heavy copper windings. They produce more light for each watt, run cooler and last longer.
• Reduce lighting levels in appropriate areas.
• Turn off lights when you are away from your space; when daylight is adequate; when a space is unoccupied for any period of time; during downtimes like nights and weekends; and in common areas not in use, like copier rooms, lunchrooms, storage rooms, conference rooms and restrooms. Turn off exterior lighting during the daytime.

HVAC

• Install timers or programmable thermostats and set them to shut down the HVAC system or reset the temperature during non-business hours.
• Perform regular maintenance on filters, belts, coils and bearings.
• Clean evaporator and condenser coils regularly.
• Maintain the correct refrigerant charge.
• Inspect and repair ducts to minimize leakage.
• Provide adequate ventilation in compliance with local applicable standards.
• Turn bathroom ventilators off when the building is closed (check with local codes).
• Do not over-ventilate; install controls to reduce ventilation during unoccupied hours.
• For after-hours events, use rooms that can be individually heated or cooled so you’re not paying to condition too much space.
• Verify that the economizer cycle, if installed, is set correctly to fresh air cooling. An economizer cycle works best in a large building with internal areas that require cooling year-round.
• Treat cooling tower water to eliminate corrosion and blockage. Corrosion shortens equipment life, increases energy usage, and promotes growth of microorganisms that are potential health hazards.
• Balance your air handling system to prevent cooling loss; this involves adjusting the airflow to achieve the desired levels of cooling in all rooms. Your system may also need recommissioning, which involves comparing the actual performance of the system with its intended performance and adjusting operation accordingly.
• Install variable-frequency drives on fan and air-handler motors over 7.5 HP.
• Consider converting to a variable air volume system.

Equipment and Appliances

• For refrigerators, water coolers and freezers, maintain an air gap of at least three inches between the back of the appliance and the wall. Also, clean the condenser coils regularly.
• Use a timer on coffeemakers so that they are not operating during off hours.
• Turn off computer monitors when they won’t be used for more than 15 minutes and at the end of the day, and use the Energy Star power management features on all devices. Screen savers do not save energy.
• Less frequently used devices like video equipment and phone chargers should be unplugged after use because they waste energy when they’re off but plugged in.
• Install “energy savers” on indoor vending machines, which turn down lights and cooling until someone walks up. Require the “energy savers” to be installed on all machines at your building.
